Fire Damage Restoration
Post-fire cleanup, debris removal, structural drying, and coordinated repairs for apartments, houses, and commercial spaces after a fire event.
Professional restoration services for fire damage, smoke cleanup, and water-related property damage across New York. Residential and commercial work, organized from first walk-through to final repair.
Fire Restoration is a New York–based restoration company working out of an office on West 27th Street in Chelsea. We help property owners in the city deal with the days and weeks that follow a fire, a burst pipe, a kitchen fire, or a backed-up line — the part where a building has to be cleaned, dried, deodorized, and put back together.
Our work is split between fire damage cleanup, smoke and soot removal, and water damage restoration. Most jobs sit somewhere in the middle of those three, because a fire usually leaves water behind and water usually leaves odor and staining behind. We treat each call as a building problem first — what is wet, what is contaminated, what is structural — and only then as a cleaning problem.
The company is owned by Millie Phelps. We work directly with homeowners, tenants, building managers, and small commercial tenants across Manhattan and the surrounding neighborhoods.
Five core service lines that cover most of what a New York property needs after a loss. Every job starts with an on-site walk-through and a written scope before any work begins.

Soot removal from walls, ceilings, contents, and HVAC components, plus odor neutralization for homes and offices affected by smoke.
Water extraction and full restoration after pipe leaks, backups, appliance failures, and water used to extinguish a fire.
Air movers, dehumidifiers, and moisture monitoring used to dry framing, subfloors, and concealed cavities to prevent secondary damage.
Drywall, paint, ceiling, trim, and flooring repair so spaces can be returned to a clean, finished, livable condition.
Photos, scope, and itemized estimates documented in writing so owners and managers can keep their records and insurance files in order.
We are a restoration contractor, not a call center. Every property is looked at by someone who actually does the work, and the scope is written for the building in front of us — not from a template.

Kitchen fire that traveled into the living room. Debris removal, soot cleaning, drywall replacement, and full repaint.
Smoke from a neighboring tenant migrated through the return air. Surface cleaning, HVAC wipe-down, and odor work.
Water used to suppress the fire saturated the floor below. Extraction, structural drying, and coordinated rebuild.
Make sure the building has been cleared by FDNY, then call your insurance carrier and a restoration company. We can come on-site, document the damage with photos, and put together a written scope so the cleanup and any temporary protection (board-up, tarping, securing the unit) can start without delay.
It depends on the type of smoke. We test surfaces, then use the appropriate chemistry — dry sponges, alkaline cleaners, or solvent-based products — followed by HEPA filtration and odor neutralization. Soft contents and HVAC components are addressed separately.
Most of the water on a fire scene comes from suppression — hose lines and sprinklers. That water can saturate floors, ceilings below, and shared walls, which is why drying often starts the same day as the soot work.
Typical residential drying runs 3–5 days with daily moisture readings. Larger losses or buildings with concealed wet cavities can take longer. We document readings each day so the file is clear for insurance.
Call our office and we will arrange a walk-through, usually the same day for Manhattan addresses.
