Who we are

A New York restoration company built around careful, methodical work.

Fire Restoration is a New York–based restoration company working out of an office on West 27th Street in Chelsea. We help property owners in the city deal with the days and weeks that follow a fire, a burst pipe, a kitchen fire, or a backed-up line — the part where a building has to be cleaned, dried, deodorized, and put back together.

Our work is split between fire damage cleanup, smoke and soot removal, and water damage restoration. Most jobs sit somewhere in the middle of those three, because a fire usually leaves water behind and water usually leaves odor and staining behind. We treat each call as a building problem first — what is wet, what is contaminated, what is structural — and only then as a cleaning problem.

The company is owned by Millie Phelps. We work directly with homeowners, tenants, building managers, and small commercial tenants across Manhattan and the surrounding neighborhoods.

A few questions we hear often

What are the first steps after a fire?

Make sure the building has been cleared by FDNY, then call your insurance carrier and a restoration company. We can come on-site, document the damage with photos, and put together a written scope so the cleanup and any temporary protection (board-up, tarping, securing the unit) can start without delay.

How is smoke damage actually cleaned?

It depends on the type of smoke. We test surfaces, then use the appropriate chemistry — dry sponges, alkaline cleaners, or solvent-based products — followed by HEPA filtration and odor neutralization. Soft contents and HVAC components are addressed separately.

Why is there water damage after a fire?

Most of the water on a fire scene comes from suppression — hose lines and sprinklers. That water can saturate floors, ceilings below, and shared walls, which is why drying often starts the same day as the soot work.

How long does the drying process take?

Typical residential drying runs 3–5 days with daily moisture readings. Larger losses or buildings with concealed wet cavities can take longer. We document readings each day so the file is clear for insurance.
