Fire Restoration is a small, owner-operated restoration company based in Chelsea, Manhattan. Our office sits on West 27th Street between Sixth and Seventh Avenues, which is also where most of our trucks, equipment, and on-call staff start the day. The business is owned by Millie Phelps, and the team we send to your property is the team we work with day in and day out.

We do three things, and we try to do them well: fire damage cleanup, smoke and soot removal, and water damage restoration. Those three categories overlap constantly. A kitchen fire on the second floor of a brownstone usually means smoke on the second and third floors, water on the first floor from the hose lines, and a lingering odor in the building's stairwell. We are set up to handle the whole picture rather than just one piece of it.

We are not a national franchise and we are not a marketing company that sub-contracts the actual work. Calls are answered by people who work on the projects. The walk-through is done by someone who can write the scope, and the scope is written by someone who can be on site the day work starts. That keeps the back-and-forth short and the documentation consistent — which matters for owners, building managers, and insurance carriers who eventually have to look at the file.

How we work

An honest, methodical approach to property damage.

Restoration work is, in our experience, equal parts technical and clerical. The technical part is straightforward — extract the water, dry the structure, clean the soot, neutralize the odor, and rebuild what cannot be saved. The clerical part is what determines whether the job actually closes cleanly: photos before and after, daily moisture readings, an itemized scope, change orders in writing, and a final walk-through that everyone signs off on.

We do not chase volume. We would rather take on the jobs we can run properly than spread crews too thin. That is part of why we stay close to our service area in Manhattan and work mostly on referrals from owners, brokers, building staff, and adjusters.

Millie Phelps

Millie Phelps owns and runs Fire Restoration. She is involved in scoping, scheduling, and quality control on every job we take on. If you are getting an estimate for a fire or water loss in Manhattan, there is a good chance she is the person who walks the property with you. Outside of project hours, she is the one returning emails about job status and signed change orders.

The company is intentionally small. We would rather keep our crews and our customer list at a size where the owner can actually be involved than scale into something that needs three layers of management to function.

Where we are

Based in Chelsea, working across the city.

Our office is on West 27th Street in Chelsea. From there it is a short drive to most of Manhattan and parts of the surrounding boroughs, which is why we are able to be on site quickly for most calls within our service area.

We do not list every neighborhood we work in — Manhattan is small enough that, in practice, if you are in the city, we can probably help. If you are unsure, the easiest thing is to call.
