Fire damage cleanup in a Chelsea apartment

A stovetop fire in a one-bedroom rental traveled into the cabinetry and scorched the wall above the range. We removed the damaged cabinetry and drywall, cleaned soot from the kitchen, living room, and adjacent hallway, and dried the floor where the suppression water had pooled. The unit was returned to the tenant with new drywall, primed and painted ceilings, and matched paint on every wall.

A small electrical fire in a neighboring tenant pushed smoke through a shared return-air run into a marketing office. We HEPA-vacuumed the entire suite, wiped every horizontal surface and the workstations, cleaned the supply diffusers, and ran odor work over a weekend so the office could re-open without odor on Monday morning.

FDNY suppression saturated a hardwood floor and migrated into the unit one floor below. Our crew extracted standing water on both levels, set air movers and a desiccant dehumidifier, and ran a five-day drying program with daily readings. Several feet of baseboard and a small section of subfloor were replaced before the rebuild.

A bathroom leak from the unit above left the ceiling of a pre-war co-op stained and beginning to sag. We cut out the affected section, dried the joist bay, replaced the drywall, taped and skimmed the seam back into the original plaster, primed with a stain-blocking primer, and repainted the entire ceiling so the repair was invisible.

Wall damage restoration in a brownstone

A slow leak from a steam radiator damaged the lower section of two adjoining walls in a Murray Hill brownstone. We removed about three feet of drywall around the affected area, treated the studs, dried the cavity, replaced the drywall, taped and finished the seams, and matched the existing paint so the repair blended into the room without a noticeable patch line.

An after-hours fire at a neighboring storefront left the retail tenant with smoke residue on the merchandise side, water damage along the demising wall, and a heavy odor throughout. We cleaned, dried, deodorized, and ran a partial rebuild — replacing soaked drywall, painting both the customer area and the back-of-house, and turning the unit back over to the operator before the next weekend.

For every project, the file we hand to the owner contains photos before and after, daily moisture readings where drying was involved, the signed scope, any change orders, and a final invoice. Insurance carriers and building managers can review the file without us having to be in the room.
